There is a decked area at the front of the cottage overlooking well kept lawns.<br /><br /> <br /><br /><strong>Information</strong> <strong></strong> <br />Are the cottages sold as Freehold or Leasehold? <br />The majority of the cottages on site are leasehold sold on a 125 year lease. Most of the leases are dated March 2006. <br /><br />How long can I stay in my cottage? <br />This is a matter for each owner to decide. However the cottages are holiday homes and the lease does not allow for them to be used as the primary permanent residence. <br /><br />Are all mains services connected? <br />Yes each cottage has its own meter for gas, electric and water. <br /><br />Are pets allowed? <br />No we do not allow pets on site. <br /><br />Can I let the cottage myself? <br />Only to friends and family as all commercial lets must be with Dorset Hideaways - more information below. <br /><br />Who is responsible for the maintenance of the cottage? <br />The Owner of each cottage is responsible for the cost of cottage and communal maintenance. <br /><br />It is the responsibility of Owners to organise holiday lettings and housekeeping and cottage maintenance for your property through the relevant service providers, details of which are included below. <br /><br />NEW PROPERTY RELEASE: <br />LETTINGS WITH DORSET HIDEAWAYS <br />As soon as the contract completion has taken place on your property you are free to organise holiday rentals and to book your own personal stays. <br />As the new owner you have two options available. If you wish to rent your cottage out then you will need to sign an agreement with Dorset Hideaways, who will manage all of your property lettings for your guests and for you, as owners, OR, you may wish to keep your cottage out of the rental pool and use it solely for personal use, in which case you do not need to sign an agreement. The choice is yours. Please review your lease to ensure you are aware of the terms and conditions around personal usage. <br />If you decide that you would like to rent your cottage, please contact Dorset Hideaways direct on to discuss further. <br /><br /><br />HOUSEKEEPING & COTTAGE MAINTENANCE <br />In addition to setting up your holiday lettings agreement with Dorset Hideaways you will also need to organise for housekeeping and cottage maintenance services for both your guests and Owner stays. You are free to organise these for yourself OR these services can be organised via a local company.<br /><br />DISCOUNTED FERRY BOOKINGS: <br />Owners can book ferry crossings with Dorset Hideaways. Preferential rates are available and Dorset Hideaways will supply tickets to Owners based on their preferential pricing arrangement with Wightlink. Any amendments to bookings are also managed via Dorset Hideaways. From time to time the ferry services may offer special priced tickets that are not covered within the discounted rates. In these instances it may be beneficial to purchase direct with the ferry company. <br /><br />SERVICE & MAINTENANCE PAYMENTS - COMMENCEMENT & FREQUENCY: <br />The communal aspects of the West Bay site are managed by the in-house team and these services are charged via an annual service & maintenance charge that is payable pro-rata from the date of property completion. <br />West Bay will raise a pro-rata bill for the ground rent. Ground rent is an annual fee that runs from 1st January to 31st December and is currently a rate of £341.81 inc VAT. Ground rent is reviewed every 3 years.<br />Maintenance payments are collected monthly - either by Direct Debit or Standing Order.
