The site is open agricultural greenfield land, comprised of a total gross area of approximately 4.63 acres (1.874 hectares). The land is currently accessed via Barnsley Road, which borders the site to the west. There is a large portal frame barn currently used for agricultural storage. A series of detached residential dwellings border the land to the north. Open fields <br />order the land to the east and south, with the A628 Barnsley Road bypass beyond. <br /> <br />The site is located to the east of the well serviced and highly sought after village of Hoylandswaine, within the Barnsley Metropolitan Borough Council, South Yorkshire. Hoylandswaine is a rural settlement situated approximately 5.5 miles west of Barnsley town centre, and only 2 miles east of the popular market town of Penistone.
