The site is greenfield, extending to approximately 1.66 hectares (4.17 acres) gross. It is surrounded by existing residential dwellings, with access coming off Lutterworth Drive to the north. To the east and west of the site lies residential dwellings off Cambourne Close and Cheriton Avenue respectively. To the south lies the former Warneford House Care Home. The topography of the site is generally flat. <br /> <br />The village of Adwick le Street is located in the Metropolitan Borough of Doncaster, South Yorkshire. The village lies approximately 4.5 miles north west of Doncaster, 20 miles north east of Sheffield and 25 miles south of Leeds. There are excellent road, rail and air links in the nearby vicinity. Junction 38 of the A1(M) is just 1 mile west and there is also easy access to the M1 via the M18 at Junction 35 of the A1(M), which connects the site with the reginal and national motorway network. There is a regular rail service from Adwick le Street Railway Station, linking with Doncaster, Wakefield and Leeds. Doncaster Sheffield Airport is located approximately 10 miles south east of the site.
